WHAT IS THE SIZE OF YOUR PLOT OF LAND ?

Plots of Land are 600Sqm i.e 60 by 120 feets OR 450Sqm i.e 50 by 100 feets as stated by the Government of the state which Kingbuilder Homes is located.

WHAT HAPPENS IF LESSER PLOTS OR BIGGER PLOT IS ALLOTTED TO ME?

In the case of a bigger or lesser plot, a sum equivalent to the size of shortage or excess multiplied by price per square meters will be refunded or demanded

IS THE LAND FREE FROM GOVERNMENT ACQUISITION?

The landed property is free from every known government acquisition and no adhere claimant.

WHAT TYPE OF INFRASTRUCTURE WILL THE DEVELOPER PROVIDE?

Perimeter fencing earth road, transformer and connection to the National grid, boreholes randomly sited.

IS THERE ANY ENCUMBRANCE IN THE LAND?

We are proud to say that the land is free from every known Government acquisition/interest and no adverse claimant, or Omo Onile Wahala!.

WHEN WILL MY PLOT(S) BE ALLOCATED TO ME?

At full payment or as advised by the developer.

CAN A SUBSCRIBER TRANSFER OR RE-SELL HIS/HER LAND?

In the event of Transfer of Ownership or Transfer to another location in any of our project, a signed letter of ownership transfer should be written to KINGBuilder Limited and a 10% of the prevailing market cost as Administrative charge will be demanded to effect the transfer.

WHAT OTHER CHARGES IS REQUIRED AFTER LAND OR HOUSE COST?

Subscribers are required to pay the Survey and Legal Documentation Fees; and the Developmental Levy (also known as the STATUTORY FEES) which is subject to review. Unless otherwise stated, when a promo is running, subscribers WILL NOT pay these other fees.

For a purchase from the Housing Scheme, Subscribers are required to pay Service Charge and Documentation Fees totaling to the sum of N350,000 and subject to review.

WHAT IS THE DEVELOPMENTAL FEE?

The Developmental Fees is 50% of Land cost payable within 2-3 years for infrastructural developments within the estate such as Good Drainage Systems, Transformer and Electricity (connection to the national grid or solar power), Compacted Earth Road and tarred road in some major roads inside the estates

Unless otherwise stated, when a promo is running, subscribers WILL NOT pay the developmental fees.

IS THERE A TIME LIMIT TO COMMENCE DEVELOPMENT AFTER ALLOCATION

There is a 6-12 months time limit to commence development after allocation UNLESS plot is purchased for investment purpose.

IF AFTER MAKING ANY PAYMENT (COMPLETELY OR PART), I AM NO LONGER INTERESTED, WHAT HAPPENS?

KINGBuilder Limited operates a strict NO-REFUND Policy. However in life threatening cases, and with a 90 days notice, there is a 40% administrative and agency fee reduction refund.

Land payments are expected to be completed within the duration of tenure chosen. Nonpayment as at when due will be treated as fundamental breach of contract which can result to 5% monthly default charges and possible reallocation of the said plot(s)

IS THERE ANY RESTRICTION AS TO THE TYPE OF BUILDING I CAN BUILD?

Yes, you are limited to build residential houses within the area designated as residential and commercial houses on area designated as commercial. Provision of shops or religious center in residential houses and building of tenement house type ( popularly known as face me I face you) is not permitted. You can design and build duplexes, bungalows and storey buildings after all necessary building approvals has been processed.

CAN I PAY CASH TO YOUR AGENT?

While we are not discrediting anybody, we strongly advice that all payments (Cash and Cheques) MUST be made into KINGBUILDER LIMITED with account details: ACCOUNT NAME: KB HOMEPLAN. ACCOUNT NUMBER: 0423769358 (GTB) & 1015471087 (ZENITH BANK). We would not accept any responsibility for any liability that may arise as a result of deviation from the above instruction.

WHAT ARE THE TITLE DOCUMENTS THAT WILL BE GIVEN TO SUBSCRIBERS?

  • A duly executed purchase receipt
  • Contract of Sale and Estate Prospectus or Covenant
  • Letter of Allocation
  • Registered Survey Plan
  • Deed‎ of Sub-lease\Assignment which is also valid to CofO.

You become a subscriber into any KINGBuilder HOMES project by filling the Project Subscription Form OR the BA-Pay Form (If project of interest is BA-Pay).
