I have asked the same question many times! Are the reports about Ibeju-Lekki projects being exaggerated?
Why is every finger pointing towards Ibeju-lekki and everyone is talking about its potentials?
As at today,
There is no any other location in Africa where government, corporate companies and individuals are investing resources like Ibeju-Lekki. Every single day, Nigerians & non Nigerians from all over the world are planting several billion of dollars in Ibeju-Lekki.
Some Few Predictions Experts Have Made About Ibeju-Lekki;
- Cheapest plot of land in Ibeju Lekki will sell for 45 Million in next 15 years.
- Ibeju-Lekki will be the Dubai of Africa, not necessarily in tourism but in economy & revenue generation.
- Ibeju-Lekki will become the economic capital of Nigeria. Major conglomerates & multinational companies in Nigeria will have strong presence in the region.
These predictions are very hard to believe considering the current realities in the area.
……But Here Is My Own Findings
- Most Places are still under-developed in Ibeju-Lekki but it is 67% Sold out.
That you see bushes in Ibeju-Lekki with many undeveloped plots does not mean they have not been bought.
- Even without much development yet, properties are already appreciating by 500% within the last 4 years.
I have found this to be incredible!!!
In the year 2019, our organization was selling a plot for 750k in Ibeju-Lekki. As at today, the current value of a plot at that same location is not less than 5Million Naira. Even if you have the cash and you want a plot in this area, you will have to buy from the secondary market. Unfortunately no one is willing to sell.
Less than 3 years, the returns on investment is more than 500%. I forgot to mention that one of the projections the experts made was that a plot in Ibeju-Lekki will have up to 500% returns on investment in 3-4 Years after purchase.
I couldn’t match this prediction with the reality until recently when I checked………..
What Are The 3 Amazing Facts Everyone Should Know About Ibeju-Lekki?
- Ibeju-Lekki Will Develop Much Faster Than Lekki Phase1 & Victoria Island. Yes, you can take this to the bank!
- Ibeju-Lekki has more investment prospects than Lekki Phase 1.
- Lekki Phase 1 is more of a residential settlement unlike Ibeju-Lekki which is already predicted to be a commercial centre of Nigeria.
These things don’t look obvious until it starts…..
Unfortunately, anyone waiting till the development starts before investing is not smart, when developments start, it’s too late to invest.
Consider This👇
- In the 70s, a plot of land in Ikoyi sold for less than 2Million; but today(2022)full plot of land in Ikoyi sells for 300Million and above.
- In the 80’s, plots of land in Victoria Island sold for less than N5million; today, prices are from N150million and above.
- In the 90’s, plot of land sold for less than 2 million; today, prices are from 150million.
- There were no international airport prospect in these areas, yet the returns on investment is 500% in few years.
- Ibeju-Lekki Is mostly Dry Land(Much Drier than Lekki Phase1).
This is amazing.
I have seen people who conclude that Ibeju-Lekki must be a swamp since most part of Lekki phase1 is wet. Up to 75% of Ibeju-Lekki land mass is dried.

These projects on completion are expected to employ up to 20,000 plus Nigerians and refine over 600,000 barrels of crude oil daily. With this population to be employed, comes also that of housing & housing appreciation in the area
Some weeks ago, President Muhammadu Buhari came to open Dangote Fertilizers and the whole place was flooded by high net-worth Nigerians. Dangote Fertilizer will supply Africa farmers.
