Whenever you hear the word “Real Estate Investment”, what comes to your mind?
I am quite sure that a lot of people think that the real estate business is just about buying lands to build houses.
Although as a realtor, I have advised several persons to buy and build their own home, but investing in real estate goes beyond finding a place to call home.
One good thing about the Real Estate business is that there are several opportunities for anyone who wants to grow in it.
The real estate business is diversified and as such the various ways to invest in it include;
Investing Your NETWORK
This is a process whereby you partner with Real Estate Organization and you refer their product(s) to your friends and family who are interested in owning plots of land/homes.
While you do this, you earn commission on every naira you realize for the company or you can decide to broker a deal of using your commission to own plots of land which you keep as an investment to sell later. YOUR NETWORK DETERMINES YOUR NETWORTH.
Investing In RENTAL PROPERTIES
You can buy a property and then rent it out to tenants. You become the landlord who oversees the cost of maintaining the property. By reason of this, you will charge the rent to cover the costs associated with owning the property and also a profit portion.
So it is necessary that you do a good research on the rental value charged by landlords in that area who have the same property. Having a rental property gives you a fixed yearly or monthly income and it appreciates in value, leaving you the landlord with a valuable asset.
The next is LAND FLIPPING
In land flipping, you buy a land to resell it quickly for a profit. It is a very smart process and involves thorough knowledge on land ownership and the buying and selling process.
It is true that you need a lot of capital to make it here, but you can as well start with as little as one plot of land and then you can “RINSE AND REPEAT”.
The third is PROPERTY DEVELOPMENT
This involves buying properties in very good locations, developing them into good apartments, commercial buildings e.t.c and then reselling with a very high profit margin.
For example; if you spend 50million developing a property, you can resell at 100million giving you a 100% profit.
Although this is capital intensive, but it is another smart investment method.
Always remember that the best investment you can make now is in REAL ESTATE
